Scope of Inspection
The stucco inspection includes a visual assessment of accessible exterior surfaces, including:
Cracks, bulging, staining, and surface deterioration
Improper clearances at grade, roofs, decks, and hardscapes
Flashing details at windows, doors, and penetrations
Sealants, weep screeds, and visible drainage components
Visible indications of moisture intrusion or improper installation
The inspection is performed from the ground and other readily accessible vantage points without dismantling or damaging building materials.
Limitations & Exclusions
This stucco inspection is not a structural, engineering, or code compliance inspection and does not determine the remaining life expectancy of the stucco system. The inspection does not include:
Invasive or intrusive testing unless specifically authorized
Removal or alteration of stucco or finishes
Identification of concealed damage, mold, or rot
Verification of manufacturer specifications or building permit compliance
Latent defects may exist that are not visible at the time of inspection, particularly in concealed wall assemblies.
Intrusive Testing & Additional Costs
If significant defects, moisture indicators, or installation concerns are observed during the visual inspection, intrusive or invasive evaluation may be recommended to further assess concealed conditions.
Any intrusive testing, including moisture probing or removal of limited materials, is not included in the standard inspection fee and will only be performed with client authorization and at an additional cost.
Moisture & Further Evaluation Disclaimer
Because stucco systems can conceal significant moisture-related damage, any signs of distress or improper installation should be evaluated further by a qualified stucco contractor, building envelope specialist, or licensed professional as appropriate.
In Washington State’s climate, additional testing such as intrusive moisture evaluation is often recommended when visible conditions warrant.
