Scope of Inspection

The pool and spa inspection includes a visual assessment of readily accessible components, which may include:

  • Pool and spa structure, surfaces, and visible finishes

  • Coping, decking, and surrounding walking surfaces

  • Safety features such as barriers, gates, covers, and visible alarms

  • Pumps, filters, heaters, and visible plumbing components

  • Visible electrical components, bonding, and grounding (as observable)

  • Water level and general operational condition (weather and access permitting)

Inspections are performed without dismantling equipment or entering the pool or spa.

Limitations & Exclusions

Pool and spa inspections are limited-scope, visual evaluations and are not exhaustive. The inspection does not include:

  • Diving into or entering the pool or spa

  • Disassembly of equipment or removal of covers

  • Pressure testing, leak detection, or water quality analysis

  • Verification of code compliance, permitting, or design specifications

  • Operation of systems that are winterized, inoperable, or unsafe to test

  • Evaluation of concealed components, underground piping, or hidden electrical wiring

Seasonal conditions, weather, water temperature, and accessibility may limit the scope of inspection.

Safety & Seasonal Disclaimer

Pools and spas in Washington State are often seasonal or winterized. Components may not be operational at the time of inspection, and certain defects may not be discoverable until the system is fully activated.

Intrusive Testing & Additional Evaluation

If significant safety concerns, equipment defects, or installation issues are observed, further evaluation by a licensed pool contractor, electrician, or other qualified specialist may be recommended.

Intrusive testing, specialized diagnostics, or activation of systems are not included in the standard inspection fee and may involve additional cost if requested and authorized.
