Purpose of Air Quality Testing
Indoor air quality testing is intended to:
Identify potential airborne contaminants such as mold spores, particulates, or volatile organic compounds (VOCs)
Provide baseline information about indoor air conditions at the time of testing
Assist clients in making informed decisions regarding further evaluation, remediation, or improvements
Support real estate due diligence or post-occupancy concerns
This testing is informational only and is not a medical or environmental health diagnosis.
Scope of Testing
Air quality testing may include the collection of samples from one or more indoor locations and, when appropriate, an outdoor control sample. Testing methods and scope depend on client concerns and site conditions and may include:
Airborne particulate or mold spore sampling
Visual observations related to ventilation and moisture conditions
Comparison of indoor and outdoor sample results
Laboratory analysis by a third-party accredited lab
Testing is conducted without dismantling building components.
Limitations & Exclusions
Indoor air quality testing is limited in scope and subject to variability. The service does not include:
Identification of all possible airborne contaminants
Medical advice or health risk assessment
Determination of source locations for contaminants
Evaluation of concealed conditions behind walls, ceilings, or floors
Verification of regulatory compliance or habitability standards
Air quality conditions can change rapidly due to weather, occupancy, ventilation, and other environmental factors.

Further Evaluation & Recommendations
If elevated levels or concerning conditions are identified, additional evaluation by a qualified environmental professional, industrial hygienist, or licensed contractor may be recommended. Remediation services, if needed, are outside the scope of this inspection.

Indoor air quality testing is performed in accordance with applicable Washington State home inspection regulations and generally accepted industry standards.
