Scope of Inspection

The concrete roof inspection includes a visual assessment of readily accessible components, which may include:

  • Concrete roof tiles or panels for cracking, displacement, or damage

  • Ridge caps, hips, valleys, and roof transitions

  • Flashing at penetrations, chimneys, skylights, and walls

  • Evidence of moisture intrusion, staining, or biological growth

  • Visible fasteners, sealants, and roof surface conditions

  • Roof drainage components such as gutters and downspouts (when present)

Inspections are performed from the ground, eaves, ladders, or other accessible vantage points. Walking on the roof surface may be limited to prevent damage or personal injury.

Limitations & Exclusions

Concrete roof inspections are limited-scope, visual evaluations and are not exhaustive. The inspection does not include:

  • Walking on fragile, unsafe, or steep roof surfaces

  • Removal or lifting of roof tiles

  • Invasive or destructive testing

  • Leak detection or moisture testing beneath the roof covering

  • Evaluation of underlayment, decking, or concealed components

  • Verification of code compliance, manufacturer specifications, or permitting

Latent defects and concealed damage may exist that are not visible at the time of inspection.

Safety & Access Disclaimer

Concrete roofs can be heavy, brittle, and slippery, especially when wet or moss-covered. Inspection methods may be limited by weather, roof pitch, height, or safety concerns. Areas not safely accessible will be noted in the inspection report.

Intrusive Testing & Additional Evaluation

If significant defects, moisture indicators, or installation concerns are observed, further evaluation by a licensed roofing contractor or qualified specialist may be recommended.

Intrusive testing, tile removal, moisture probing, or specialized diagnostics are not included in the standard inspection fee and may be available at an additional cost with client authorization.
