Purpose of Asbestos Testing
Asbestos testing is intended to:
Identify whether specific materials contain asbestos
Assist with renovation, remodeling, or demolition planning
Support real estate due diligence
Help clients understand potential exposure concerns
Testing is informational only and does not constitute a health risk assessment.
Scope of Testing
Asbestos testing may include:
Collection of bulk samples from suspect materials such as flooring, ceiling textures, insulation, siding, or adhesives
Visual observations of accessible areas related to sampling locations
Submission of samples to a certified third-party laboratory for analysis
Written documentation of laboratory results
Sampling is performed using industry-accepted methods intended to minimize disturbance.
Limitations & Exclusions
Asbestos testing is limited in scope and applies only to the specific materials sampled. This service does not include:
A full asbestos survey of the entire structure unless specifically contracted
Identification of all asbestos-containing materials
Airborne fiber exposure or clearance testing
Evaluation of concealed or inaccessible materials
Asbestos abatement or remediation services
Determination of health effects or exposure levels
Materials not sampled may still contain asbestos.
Safety & Regulatory Disclaimer
Asbestos testing is conducted in accordance with applicable Washington State regulations. Testing results represent conditions only at the time of sampling. The presence or absence of asbestos in sampled materials does not guarantee the absence of asbestos elsewhere in the building.
Further Evaluation & Abatement
If asbestos-containing materials are identified, further evaluation or abatement by a licensed asbestos contractor may be recommended. Any removal or remediation services are outside the scope of this inspection.

Asbestos testing services are performed in accordance with generally accepted industry practices and applicable Washington State and federal guidelines.
Disclaimer
Asbestos testing does not identify all asbestos-containing materials and is limited to specific samples collected. Disturbance of suspect materials should be avoided until testing is completed.
