Why an 11-Month Inspection Matters

Many construction defects do not become apparent until the home has gone through seasonal changes and regular use. An 11-month inspection allows time to:

  • Identify issues that may have developed since move-in

  • Document concerns before warranty coverage ends

  • Submit a clear, professional list of items to the builder for correction

What We Inspect

The inspection follows Washington State Standards of Practice and includes a visual evaluation of:

  • Roof covering, flashing, and drainage components

  • Exterior siding, trim, doors, windows, and grading

  • Foundation, structure, and visible framing

  • Electrical systems and installed components

  • Plumbing fixtures and visible plumbing components

  • Heating, cooling, and ventilation systems

  • Interior walls, ceilings, floors, doors, and finishes

  • Installed appliances (as present)

  • Safety features such as handrails, guards, and egress

  • Photo documentation of observed deficiencies

  • Clear descriptions suitable for builder warranty submissions

When to Schedule

We recommend scheduling your 11-month inspection between months 9 and 11 of home ownership to allow time for reporting and builder follow-up before the warranty expires.
