Why an 11-Month Inspection Matters
Many construction defects do not become apparent until the home has gone through seasonal changes and regular use. An 11-month inspection allows time to:
Identify issues that may have developed since move-in
Document concerns before warranty coverage ends
Submit a clear, professional list of items to the builder for correction

The inspection follows Washington State Standards of Practice and includes a visual evaluation of:
Roof covering, flashing, and drainage components
Exterior siding, trim, doors, windows, and grading
Foundation, structure, and visible framing
Electrical systems and installed components
Plumbing fixtures and visible plumbing components
Heating, cooling, and ventilation systems
Interior walls, ceilings, floors, doors, and finishes
Installed appliances (as present)
Safety features such as handrails, guards, and egress

A detailed written inspection report
Photo documentation of observed deficiencies
Clear descriptions suitable for builder warranty submissions
An objective, professional evaluation from a licensed inspector

When to Schedule
